The staff were all very friendly. The room was brand-new with a queen bed. The location is very comfortable in a quiet area. It is conveniently close to Wellsville, NY, and Shawnee's Restaurant.

Nothing!!
Very old and rundown clearly no investment has been mad in upkeep. Beds horrible and well past serviceable age. Additionally, I had originally booked for 4 nights but had to cut my trip short one day. I notified the staff of the needed change well more then the required 48 hours of the change and they tefused a refund of the fourth night and refused to rent me the room unless I paid for all the nights upfront. Worst business practice ever!!!
